Heat is the single biggest factor in this region. Inland afternoons regularly run 105 to 115 degrees, and decomposition accelerates sharply with temperature. The practical result is that time works differently here than it does thirty miles west. Someone found after two days may involve surface cleaning and a section of flooring. The same situation found after ten days in July in Hemet, Moreno Valley or Victorville is usually structural: subfloor removed, drywall cut back, insulation out. We say this because it explains the scope of the work, and for no other reason. It is not a comment on anyone or on how they were living.

Distance plays into it too. Cities here are far apart, parcels are often larger than in coastal Southern California, and neighbours are not always close enough to notice a change. Vacant, foreclosed and seasonally empty properties are scattered across a wide area, from established city cores to the high desert, and a closed building in summer is a sealed, hot box.

Where fluids travel depends on how the floor is built, and that is what determines what has to come out. Hardwood over a plank subfloor has open seams, so material moves laterally and downward and often reaches the framing. On a slab, spread is wider but shallower, and we look hard at cracks, expansion joints and the transition under thresholds and tile. A home built on a steel chassis with a sealed underbelly holds what passes through the floor because there is nowhere for it to drain, so the underbelly is opened and inspected rather than assumed clean. We do not guess at any of this. We test, open a small area, and show you before going further.

Odor is the second half of the job and the part families ask about most. In heat, vapor loads into gypsum, wood, insulation and duct interiors, so odor is coming from the building materials, not from the air. Masking agents accomplish nothing. We remove the saturated material, treat the void spaces and framing, filter and exchange the air, and address ductwork when the system has been running. We do not consider a job finished while the smell is still present.

What can be saved varies. Framing and slab usually stay. Structural sheathing often stays. Carpet, pad, mattresses, upholstered furniture, particleboard cabinetry and affected subfloor generally do not, because porous materials cannot be reliably disinfected. We separate personal belongings from the removal list wherever we can, and we ask before anything sentimental leaves the property. If you want to be present, you can be. If you would rather not walk back in, you never have to; we will photograph everything and walk you through it afterward.
