Hoarding Cleanup in the Inland Empire, at a Pace That Works

Calls come from a lot of directions. Adult children who live in another county and have just seen the inside of a parent's house. A spouse after a death, facing a house that two people managed and one cannot. Community and HOA managers who have received a complaint and want to handle it quietly. Executors and probate attorneys who need a property cleared and inventoried. All of those start with the same question from us: who is making the decisions, and how do they want to be involved.

The first pass is recovery, not disposal. We look for documents, identification, deeds and titles, cheques and cash, photographs, medications, firearms, jewellery and anything you have told us matters. Those are set aside for you rather than bagged. After that we clear in layers, keeping walkways and exits open as we go, and we keep the sorting where you can see it.

Summer changes how a house like this has to be handled. When indoor temperatures climb with outdoor afternoons at 105 to 115 degrees, spoiled food, refrigerator contents and organic material break down fast, and odor loads into soft goods and gypsum instead of staying in the air. Closed-up rooms hold that heat. We ventilate and filter as we work, and we schedule heavier removal for the earlier part of the day when we can, both for the sake of the crew and because heat makes odor control harder.

Under the surface, construction determines what comes out. Where flooring is hardwood over plank subfloor, liquids that stood for a long time have usually gone through the seams, and the subfloor decides the scope. On a slab, staining tends to be shallower but tile and grout may need to come up. In a home built on a steel chassis, a long-standing plumbing leak often ends up held in the sealed underbelly, so we open and inspect it rather than replace the floor covering and hope. Blocked or non-functioning plumbing is common in these jobs, and we identify it so a plumber can be scheduled instead of discovering it after new flooring is in.

Rural and larger-lot properties, common across Riverside County's back roads and out through the high desert around Victorville, often include detached garages, sheds, carports and vehicles as part of the scope. Those get counted at the start so the plan and the number of hauls are honest from the beginning. Disposal runs are long here, and we would rather tell you that than discover it mid-job.

Some of what we remove is ordinary refuse and is handled as such. Some — biological material, sharps, medical waste — is regulated, and it leaves under manifest and is disposed of accordingly. Pest activity is common and we will tell you if a licensed pest control treatment should happen between phases.

Our vehicles are unmarked. We do not stage large containers in front of a house longer than necessary, and we do not talk to neighbours about what we are doing. For community managers, we can provide a written scope and completion documentation for the file. When a policy covers part of the loss, such as a plumbing failure or hidden water damage found during the work, we bill the insurer directly.
